Garage doors are sometimes overlooked on many homeowners’ yearly maintenance tasks. After all, you have a button to open and close it, and as long as your garage doors are still working properly, that should suffice, right? Well, yes and no. Just as with any other part of your home, it is a good idea to maintain them to prevent future hassles and for safety reasons.

Follow these six maintenance and safety precautions for your garage doors no matter where you live:

  • Clean the garage doors in the spring and fall. Wipe down the doors with light oil, such as a lubricant.
  • Check the garage door hinges, rollers and tracks. Sometimes things like dirt, grime, insects, or dried-up mud can get into the hinges and roller tracks. Take a cloth and wipe all of these areas, using WD-40 or a similar lubricant. Wipe the pulleys if you have garage doors set on extension springs and the bearings for torsion springs. The reason to do this is to prevent rust, which can harm the condition of your garage doors anywhere you live.
  • Fix damaged weather stripping. The piece of rubber along the sides of the garage doors is called weather-stripping. If it jams against the track, or if it starts sliding off the track altogether, it might need to be replaced or readjusted.
  • Seal or paint wooden garage doors. Garage doors made of wood require an extra level of conditioning, such as sealant or paint, to prevent wear from weather and harsh conditions. The sealing can be colored to your tastes and preferences, much the same as you would use to stain or seal your deck.
  • Remove rust. If you spot any rust on the rollers or hinges, or if they appear to be sticking and not moving properly, use some kerosene with a small toothbrush or steel wool pad. After you scrub the rush, you can apply the WD-40 to that area.
  • Wipe down or spray. Just as you would clean the outside of your home, the garage doors can be pressure washed to bring back the sparkle and eliminate dirt buildup from rain, snow, bugs or bird droppings.
